“RESIDENCE STELLE MARINE” HOUSE RULES

1) The accommodation is rented for the number of guests indicated in the rental agreement. It is forbidden to host more people in the real estate unit than expected (children are considered as adults).

2) The rental will start between 3 pm and 7 pm on the day of arrival and will end at 10 am on the day of departure. Departure must possibly take place during office hours, in order to allow the host's staff to check the state of use and cleanliness of the property. The host, at the request of the guest, may authorize departure at night or in any case outside office hours, but in this case reserves the right to withhold any deposit paid by the tenant and to return it once the necessary controls have been carried out, to verify the state of the premises.

Upon departure, the apartment must be left tidy, free from garbage, with the fridge empty and defrosted, the dishes washed and the kitchenette perfectly clean.
Garbage must be disposed of in the appropriate containers located near the accommodation, in compliance with the rules established by the Municipality of Santo Stefano al Mare, as per the information leaflet you can find in the house.

In the event that the guest anticipates his departure, with respect to the agreed term, he is required to promptly notify the host; in any case, the guest has no right to request the reduction of the rent and / or the refund of the amount paid.

3) Guests are kindly asked to respect the quiet, especially at night (from 10pm to 8am) and in any case to observe a correct and respectful attitude.
The guest cannot stop in the external access corridors to the accommodation and clutter them, even if for a short time, with bicycles, boxes and so on. The guest is forbidden to stay in the common gardens and other appurtenant areas surrounding the building of which the accommodation is part.

4) It is strictly forbidden to park in the loading and unloading area in front of the building.

5) It is forbidden to hang the laundry outside the balconies or on the railings.

6) It is forbidden to move the furnishings of the accommodation from their original location, as well as to bring accessories and equipment outside the assigned accommodation.

7) We kindly ask you to make any eventual complaints about the condition of the apartment and its furnishings within 24 hours of arrival.

8) The guest undertakes to take the utmost care of the apartment (walls, floors, etc.), of the household appliances (dishes, refrigerator, stove, etc.) and of the furnishings (furniture, beds, tables, etc.), remembering to remove umbrellas and other items from the garden or balcony whenever the accommodation is left unattended. The awnings must be rewound in case of wind and in any case whenever the guest is absent from the accommodation. Any damaged or stolen objects / equipment / furnishings must be compensated by the guest.

9) The supply of gas takes place by means of a cylinder, which when exhausted will be promptly replaced at the following times: from 08.30 to 12.30 and from 15.00 to 19.00 (excluding Sundays). We check the actual state of the gas cylinder before each arrival. In order to avoid being left without gas supply, in case of long stays, the guests are asked to ascertain well in advance the level of exhaustion of the cylinder.

10) Smoking is strictly prohibited in the accommodation. It is also forbidden to use your own stoves, electric cookers or air conditioners. In the garden or on the balcony it is strictly forbidden to use external barbecues, grills or stoves and to light any type of fire.

11) No pets of any kind are allowed in the accommodation (unless expressly authorized in writing by the host). Even in this last case, the animals must always be kept on a leash and can never be taken for a walk in the gardens or other common areas.

12) The owner reserves the right to access the rented accommodation in order to carry out the essential maintenance operations and for a possible inspection of the property, after a telephone call to notify the visit.

13) Guests can also be asked to leave earlier the premises during the stay if they behave in a manner going against to the most basic rules of civil education and if they are being not respectful of the house rules nor the legal provisions in force at the time of their stay (in particular the rules of public safety and anti-Covid ones). The immediate departure will result in the loss by the guests of the sums already paid, without prejudice to any compensation for further damages.

14) Authorized staff by the host are allowed to enter the accommodation for any repairs or maintenance even in the absence of the tenants, always by advising beforehand by calling by phone the guest.

15)The host shall not be held responsible in the event of damage to, or theft or loss of personal items that are left unattended in the Property during the entir
